Termite Letters in Memphis
Protect Your Investment with Foundation Pest Control
Are you buying or selling a home in Memphis? One critical step in the process is obtaining a termite inspection letter—also known as a Wood Destroying Insect Report (WDIR). A termite letter provides proof that a professional inspection has been conducted and identifies any signs of termites or other wood-destroying insects. At Foundation Pest Control, we offer thorough, reliable termite inspection letters to ensure your transaction proceeds smoothly and your investment is protected.
What Is a Termite Inspection Letter?
A termite letter is a document prepared by a licensed pest control professional after inspecting a property for signs of termites and other wood-destroying insects. It details:
- The presence of any active infestations.
- Evidence of past termite activity.
- Conditions conducive to future infestations.
Termite inspection letters are often required by mortgage lenders, real estate agents, and homebuyers as part of the closing process to ensure the property is free from structural threats caused by termites.
Why Do You Need a Termite inspection Letter?
For Homebuyers
Purchasing a home is one of the biggest investments you’ll ever make. A termite letter provides peace of mind, confirming that the property is free from active termite infestations or damage. If termites are detected, you can address the issue before finalizing the purchase.
For Sellers
If you’re selling a home, providing a clean termite inspection letter shows potential buyers that the property is in good condition. It builds trust and can help streamline the sale process by eliminating concerns about wood-destroying insects.
For Real Estate Agents
As a real estate professional, ensuring your clients have the necessary documentation is essential for a smooth transaction. Partnering with Foundation Pest Control for termite inspection letters ensures thorough inspections and fast turnaround times.

What is a termite inspection letter (WDI report)?
It’s a written inspection report used for real-estate closings. We check for wood-destroying insects (WDIs)—such as termites—and note any visible signs or conditions that could invite them.
Is this the same as a full home inspection?
No. A WDI inspection focuses on wood-destroying insects and related damage/conditions. It is not a full structural, electrical, plumbing, or roof inspection.
What insects are covered?
Typically subterranean termites, drywood termites (if applicable), carpenter ants, carpenter bees, and powderpost beetles. If your lender wants a specific list or form, tell us.
Do you use the NPMA-33 form?
Yes—when a lender requires NPMA-33, we provide it. If a different format is requested, we’ll follow the lender’s instructions.
How long is a termite letter “good for”?
The time window is set by the lender/title company (often tied to the closing date). Many ask for a report within 30 days of closing, but always confirm the exact requirement.
Who orders and pays for the WDI inspection?
Either party can. Most often the buyer or buyer’s agent orders it, but sellers sometimes do it in advance. We’re happy to coordinate with all parties.
Do I need to be there for the inspection?
Not required, but we need access to the home, garage, crawlspace/attic (if any), and the perimeter. An agent or seller can provide access if you can’t be present.
How long does the inspection take?
Most homes take 30–60 minutes depending on size and access. Larger homes or properties with crawlspaces can take longer.
What if you find termites or damage?
We’ll document it in the report and share treatment/repair options. If treatment is completed, we can provide proof of service for your lender and closing packet.
Will you open walls or move heavy items?
No. It’s a visual inspection of accessible areas. We don’t open walls. Please move stored items away from garage walls, open the attic hatch, and unlock crawlspace doors so we can see critical areas.
How quickly can I get the report?
In most cases, same day or next business day after the inspection. If you need a rush for closing, let us know and we’ll prioritize it when possible.
Can you email the report to my agent and lender?
Yes. We can send digital copies to buyers, sellers, agents, and lenders per your instructions.
What areas do you serve for WDI letters?
Memphis and nearby: Germantown, Collierville, Bartlett, Cordova, Lakeland, Arlington, and surrounding communities.
